    FOUNDER

    Patrick Bloomfield is the founding partner of PTBlooms Development, bringing a full-spectrum, hands-on approach to residential real estate development. He has led over $170 million in residential projects across the DMV region, delivering 222 units to date. Patrick holds a Bachelor’s degree from St. John’s University Tobin School of Business and a Master’s in Real Estate Development (MRED) from the University of Maryland, College Park, equipping him with a strong blend of business acumen and development expertise.

    A recognized Master Builder, Patrick has deep experience across every phase of the development lifecycle, including acquisition, entitlement, financing, design, construction, operations and marketing. His ability to manage projects holistically ensures disciplined execution, high-quality outcomes, and long-term value creation, positioning PTBlooms Development as a trusted and results-driven firm in the regional real estate market.

  • Jerry Ricciardi

    PRINCIPAL

    Jerry Ricciardi has over 30 years of real estate development experience. Prior to joining P.T. Blooms, Jerry oversaw all aspects of major mixed use developments at Trammell Crow Company’s MidAtlantic office including site due diligence, budgeting, design, permitting and construction of very large, complex projects. Over the past 20 years, Jerry has delivered and managed over $ 2B in mixed use projects consisting of over 3,000 residential units in urban locations including the Washington DC metropolitan area and Raleigh, NC. 

    Two of these most notable projects include: Central Armature Works in NoMa Washington DC, a 1M SF mixed use development consisting of 640 apartments, 203 Hilton Curio hotel and 50,000 SF of retail; and 400H in downtown Raleigh, NC, an 800K SF mixed use development consisting of a 20-story high rise including 242 apartments, 145,000SF of office space and 16,000SF of retail.

  • Juan Camiilo Lopez

    PRINCIPAL

    Juan Camilo Lopez is a Principal at PTBlooms Development, where he leads and manages the firm’s construction operations. He studied Economics at St. John’s University and brings an entrepreneurial, hands-on background to every project. Prior to joining PTBlooms, Juan Camilo owned and operated Lofry Construction in Atlanta, Georgia, where he specialized in high-end custom home renovations and new construction throughout the Atlanta market.

    Since joining PTBlooms Development in 2023, Juan Camilo has overseen the construction of 50+ residential units across the DMV area, ensuring quality execution from ground-up development through final delivery. A talented designer, builder, and welding artist, he is known for his craftsmanship, problem-solving ability, and attention to detail. Juan’s blend of construction expertise and creative vision plays a critical role in delivering thoughtfully designed, well-built projects for PTBlooms Development.

    INTERIOR DESIGN

    Krystel Bloomfield is the Owner and Principal Designer of Leni Designs, bringing over a decade of experience in real estate development, operations, and interior design. She holds a Bachelor’s degree in Business Administration from the University of Maryland Global Campus and studied interior design at the New York School of Interior Design, combining formal business training with a strong design foundation. This dual background uniquely positioned her to bridge creative vision with operational execution throughout her career.

    Krystel began her career in 2013 at the inception of PTBlooms Development, where she rose to become Vice President of Operations and Design. In that role, she was instrumental in shaping the firm’s design-driven development approach, overseeing operations while leading the design of 11 residential projects. Her work has been featured in publications including The Washington Post and Architecture DC, highlighting the projects’ exceptional quality and design excellence.

    Today, Leni Designs and PTBlooms Development maintain an exclusive partnership, continuing a collaborative legacy focused on thoughtful design, strong execution, and high-quality development outcomes.
